SEO for roofing contractors: a 2026 checklist

Roofing SEO checklist 2026: how roofing contractors get more calls from Google and AI assistants
!

Short answer: SEO for a roofing contractor comes down to three things Google says it uses for local results: relevance, distance and prominence. In practice that means a complete Google Business Profile with the right category, a steady flow of recent reviews, one strong page for each roofing service and each area you really serve, and proof such as job photos, licence and warranty details. You cannot pay Google for a better local ranking.

This checklist is for roofing companies in the US, Canada, the UK and Australia that want more calls from Google and from AI assistants. It is based on Google’s own Business Profile and spam policy pages and on BrightLocal’s 2026 survey of US consumers, all checked on 19 October 2026.

How does Google rank roofers in local search?

Google says local results are mainly based on relevance (how well your profile matches the search), distance (how far you are from the person searching) and prominence (how well known your business is). It also says more reviews and positive ratings can help, and that there is no way to pay for a better local ranking.

You cannot change distance. Everything in this checklist works on the other two.

Why do reviews matter so much for roofers?

A roof is a big, rare purchase, so people check before they call. BrightLocal’s Local Consumer Review Survey 2026, published 11 February 2026 from 1,002 US adults, found:

Finding Share of consumers
Read online reviews for local businesses 97%
More likely to use a business that replies to all its reviews 80%
Look for reviews from the last three months 74%
Used Google to read local reviews in the past year 71%
Used AI tools such as ChatGPT for local recommendations 45%, up from 6% a year earlier
Only use businesses rated 4.5 stars or higher 31%
BrightLocal Local Consumer Review Survey 2026: 97% of consumers still lean on reviews to guide their purchase decisions

Recency stands out. A roofer with 40 reviews, the newest from last year, can lose to one with 25 reviews from the last few months.

The roofing SEO checklist

1. Google Business Profile

  1. Primary category: Roofing contractor. Add secondary categories only for work you really do, such as gutter cleaning or siding.
  2. Your real business name. Google’s guidelines say unnecessary information in the name is not permitted. “Smith Roofing” is fine. “Smith Roofing | Best Roof Repair Dallas” is not.
  3. Hide your address if customers do not visit. The same guidelines say a service-area business should hide its address and set a service area, and that the area should not go much beyond about two hours of driving.
  4. List every service. Roof replacement, roof repair, storm and hail damage, metal roofing, flat roofs, inspections, gutters. Write a line for each in your own words.
  5. Photos of real jobs. Before and after, crew on site, finished roofs. Add new ones every month.
  6. One profile only. Google says there should be only one profile per business.

2. Reviews

  1. Ask after every job. Send your Google review link by text the day the job is finished, while the customer is happy.
  2. Reply to every review. Mention the work and the area in plain words (“glad the hail repair in Plano went smoothly”). Skip the copy-paste thank you.
  3. Never buy or gate reviews. Fake reviews break Google’s policies and can cost you the profile.

3. Service pages on your website

Give each main service its own page: roof replacement, roof repair, storm and hail damage, metal roofing, commercial or flat roofing, inspections, gutters. On each page:

  • Open with a short answer: what the service is, who it is for, the areas you cover and how fast you can come out.
  • Explain the process step by step, including the inspection and what the customer gets in writing.
  • Show real jobs with photos, the town and the month.
  • Answer the questions homeowners ask: how long it takes, what affects the price, which materials you use, and what the warranty covers.

4. City pages, done properly

Make a page only for areas where you have done real work, and fill it with things only that area has: jobs you completed there, local weather problems, permit notes, the neighbourhoods you cover. Google’s spam policies name “multiple domain names or pages targeted at specific regions or cities that funnel users to one page” as doorway abuse. Twenty copies of one page with the town name swapped is exactly that.

5. Storm and insurance pages

After hail or a big storm, people search for help fast. A clear page on storm damage, what to photograph, how your inspection works and how you deal with insurance adjusters is useful and earns calls. Explain the process honestly and do not promise that insurance will pay.

6. Proof that can be checked

Show your licence number where your state or country requires one, your insurance, manufacturer certifications you actually hold, your workmanship warranty in writing, and years in business. These answer the trust question before the customer asks it.

7. Schema markup

schema.org has a RoofingContractor type, a kind of LocalBusiness. Add it to your home or contact page with your name, phone, service area, hours and review rating, and keep every value the same as what visitors see on the page.

8. Listings beyond Google

Claim your business on the directories homeowners use in your country, for example BBB, Angi, Houzz, Nextdoor and Yelp in the US. Use the same name, phone number and website everywhere. Mentions on other sites also help AI assistants find you, which we explain in how to get recommended by ChatGPT.

9. Phone-first website

Most roofing calls start on a phone. Put a tap-to-call button and a short quote form at the top of every page, and keep pages fast.

Should roofers use Local Services Ads?

Roofers are an eligible Local Services Ads category in the US. These ads appear above normal results, you pay per lead rather than per click, and businesses that pass Google’s screening can show a Google Verified badge. They are ads, not SEO, but many roofers run them while their organic rankings grow. The same reviews and profile work helps both.

A 30-day plan

Week Do this
1 Fix the Business Profile: category, real name, service area, services, 20 real job photos
2 Start asking every customer for a review and reply to all old reviews
3 Write or rewrite the roof replacement and roof repair pages with real jobs and FAQs
4 Add RoofingContractor schema, claim the main directories, and write one city page for your best area

Common roofing SEO mistakes

Mistake What to do instead
Keywords stuffed into the business name Use your real name; put services in the services list
Twenty city pages with the town name swapped Fewer pages, each with real local jobs
Stock photos of roofs Your own job photos with town and month
Reviews only in the first year Ask after every job so new ones keep coming
A service area covering half the state Stay within about two hours of driving, as Google advises

Common questions

How long does SEO take for a roofing company?

Google Business Profile changes and new reviews can move Maps results within weeks. New service and city pages usually take two to four months to settle in organic results, longer in big metro areas with many established roofers.

Should a roofer show their address on Google?

Only if customers visit you there. Google’s Business Profile guidelines say a service-area business should hide its address and set a service area instead, and that the area should not go much beyond about two hours of driving from your base.

Can I add “roofing” and my city to my Google Business Profile name?

No, unless it is part of your real business name. Google’s guidelines say unnecessary information in the business name is not permitted, and keyword-stuffed names can get a profile suspended.

Do I need a separate page for every city?

Only for places you really work, and each page needs real local content: jobs you did there, photos, local permit or weather notes. Google’s spam policies list many near-identical city pages that funnel visitors to one page as doorway abuse.

Is Local Services Ads worth it for roofers?

Roofers are an eligible Local Services Ads category in the US. You pay per lead rather than per click, and the ads sit above normal results. Many roofers run them alongside SEO while their organic rankings grow.

What schema should a roofing website use?

schema.org has a RoofingContractor type, a kind of LocalBusiness. Use it on your home or contact page with your real name, phone, service area, hours and reviews that match what visitors can see.

How many Google reviews does a roofer need?

There is no fixed number. In BrightLocal’s 2026 survey, 31% of US consumers said they only use businesses rated 4.5 stars or higher, and 74% look for reviews from the last three months. A steady flow of recent reviews matters more than a big old total.
